Overall Purpose/Objective
Of the job To drive revenue maximization and occupancy for commercial assets by combining business development and leasing expertise, while building long-term relationships with clients and channel partners.
Key Responsibilities
(List major responsibilities, that you have, to achieve the key objectives) • Understand project details including commercial space, architectural layouts, pricing strategy, and positioning; prepare detailed lease briefs
• Drive business development initiatives, including market mapping, client targeting, and proactive outreach across sectors (BFSI, IT/ITES, consulting, startups, etc.)
• Identify and secure anchor tenants and pre-leasing opportunities
• Develop a strong pipeline of prospective clients using market intelligence and internal data
• Identify, empanel, and actively engage with channel partners across locations; conduct regular broker briefings and site activations
• Ensure effective sales pitches and seamless execution of client meetings, site visits, and follow-ups
• Own the end-to-end deal lifecycle: client engagement, commercial negotiations, LOI, lease closure, and handover
• Ensure timely collection of payments as per agreed schedules and deal terms
• Maintain strong CRM discipline and pipeline tracking, including deal stages and conversion metrics
• Leverage deep micro-market intelligence (BKC, Lower Parel, Worli, Nariman Point, Powai) to guide leasing strategy
• Structure and negotiate commercial terms to balance occupancy and long-term revenue optimization
• Collaborate with internal teams (marketing, strategy, projects) to position assets effectively
• Monitor market trends, absorption rates, and competitive supply to refine leasing strategy
Prepare and present weekly reports including pipeline status, occupancy updates, and revenue forecasts to leadership
