POSITION OVERVIEW & PURPOSE

The Property Accounting Manager works with the Accounting team to ensure all property level financial statements are completed in accordance with GAAP and the Company’s closing calendar. The candidate must have the ability to perform a detailed review of all monthly property financials statements including, but not limited to, income statement, balance sheet, statement of cash flows, members equity as well as review of the monthly balance sheet reconciliations. In addition, the candidate will need to manage, coach, and develop direct reports on the Property Accounting team. The Property Accounting Manager will also be responsible for day to day Yardi administrative tasks, management of 3rd party property accountants, and management and administration of the month end close software, FloQast. The ideal candidate will have experience working in a fast-paced, results driven environment.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Coordinates the preparation and completes a detailed review of the company’s monthly property-level financial statement packages
  • Reviews monthly budget vs actual variance reports to ensure accuracy and completeness of financial statements.
  • Analyzes revenues and expenses to ensure they are recorded on a monthly basis
  • Leads monthly property level financial review meetings with Property and Asset Managers
  • Improves the financial reporting process by studying, evaluating and re-designing processes and implementing change
  • Promotes process efficiency and creates a best practices environment
  • Manages, coaches, and develops Property Accounting team members (see Supervisory Responsibilities).
  • Manages the outsourced 3rd party accounting team (maintaining training material, reviewing work, answering questions)
  • Manages month end close software, FloQast
  • Prepares, reviews, and distributes monthly reports to management
  • Reviews and approves lender reports to ensure reports are accurate and complete.
  • Serves as the Property Accountant for several properties (including potential commercial, multifamily, and industrial assets)
  • Supports Accounting Managers, VP of Accounting and CFO with special projects and process improvements
  • Performs a number of Yardi Admin responsibilities such as voiding checks, reversing payables, etc…
  • Records and reconciles daily financial information.
  • Performs month-end close procedures, including preparation of monthly balance sheet and income statement reconciliations.
  • Prepare monthly financial statements including balance sheets, income statements, statement of cash flows, and budget vs. actual variance reports
  • Prepare monthly loan draw workbooks; prepares and submits monthly loan draw requests to the lender or applicable 3rd party.
  • Reports on budget vs. actual variances
  • Review and approve recurring and nonrecurring invoices within payment processing system
  • Review and approve leases in the accounting system to ensure lease teams agree to the respective lease and are compliance with GAAP.
  • Review and approve annual straight line rent reconciliations.
  • Reviews calculation of monthly management fees, intercompany billings, and corporate charges
  • Assists the Property Manager and Construction Team with accounting, budgets, payment tracking, forecasting, and general inquiries
  • Provide support to Asset Management, as needed
  • Other duties as assigned to ensure operational success and implementation of best practices

SUPERVISORY RESPONSIBILITIES

  • Manages up to two internal direct reports.
  • Manages 3rd party accounting team (ConFiance)
  • Provides support and coaching to property accountants to ensure induvial goals are being met and individual skillsets are developing.

KNOWLEDGE, SKILLS, & ABILITIES

  • Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
  • Ability to effectively present information and respond to questions from general management, asset management, property management, development teams, vendors, and lenders.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to analyze and interpret lease agreements.
  • Ability to prepare, interpret, and present periodic financial results to senior financial management and property level management.
  • Advanced computer and software skills, including word processing, data entry and analysis, and presentation development.

  • Ability to appropriately prioritize and manage multiple requests at once.
  • Organized, detailed, reliable approach to duties and communication.

QUALIFICATIONS & COMPETENCIES

  • Four year degree in accounting required
  • CPA preferred
  • 3-5 years relevant real estate experience
  • Experience with Yardi accounting system required
  • Excellent Excel skills strongly preferred
  • Must be able to provide proof of eligibility to work in the U.S.

WORKING CONDITIONS & PHYSICAL REQUIREMENTS

Duties are conducted indoors in environmentally controlled conditions.

Due to current and potential future local, state, and federal government orders concerning the COVID-19 pandemic, working conditions may be adjusted as necessary to provide employee safety and comply with applicable ordinances. The company is considered an “essential service,” and in person work may be required. The company will take all possible measures to increase employees’ safety.

COMPENSATION

WAGES

  • This position is paid an annual salary. Estimated Starting Annual Salary: $100,000.00
    • Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
  • FLSA Status: Exempt, Not Eligible for Overtime
  • Potential additional compensation includes annual bonus.
