Description
The Land Acquisition and Development Manager is responsible for identifying, evaluating, acquiring, and developing real estate opportunities that align with the company's growth and investment objectives. The role oversees the entire development cycle—from land sourcing and due diligence to feasibility studies, project planning, regulatory approvals, implementation monitoring, and project turnover.
The successful candidate will play a key role in expanding the company's property portfolio by securing viable land assets, assessing development potential, and ensuring projects are delivered on time, within budget, and in accordance with approved business plans.
Key Responsibilities:
Land Acquisition and Business Development
Identify and evaluate potential land acquisition opportunities for residential, commercial, mixed-use, or industrial developments.
Build and maintain relationships with landowners, brokers, property agents, local government units, and other key stakeholders.
Conduct preliminary site assessments, market studies, and development potential evaluations.
Lead acquisition negotiations, including commercial terms, pricing, and transaction structures.
Coordinate legal, financial, technical, and regulatory due diligence activities prior to acquisition.
Prepare land acquisition proposals, investment papers, and management presentations for approval.
Monitor market trends, competitor developments, and emerging investment opportunities.
Feasibility Studies and Investment Analysis
Lead project feasibility studies covering market, financial, technical, operational, and regulatory considerations.
Conduct financial modeling, project valuation, cash flow projections, and profitability analyses.
Evaluate project risks and recommend mitigation strategies.
Develop business cases and investment recommendations to support management decision-making.
Assess project viability using key financial metrics such as ROI, IRR, NPV, and payback period.
Project Development Planning
Lead the conceptualization and planning of development projects from acquisition through project launch.
Define project scope, product positioning, development strategies, and implementation timelines.
Coordinate with architects, engineers, planners, and consultants during project planning and design development.
Ensure alignment of project concepts with market demand, business objectives, and financial targets.
Review and recommend project designs, layouts, and development plans.
Permits and Regulatory Compliance
Oversee the processing and acquisition of permits, licenses, and government approvals required for project development.
Coordinate with local government units and regulatory agencies to ensure timely project approvals.
Ensure compliance with zoning regulations, environmental requirements, building codes, and land use policies.
Monitor regulatory developments that may impact ongoing or future projects.
Project Implementation and Monitoring
Collaborate with construction, engineering, finance, sales, and marketing teams to ensure smooth project execution.
Monitor project schedules, budgets, milestones, and overall performance.
Identify project risks, delays, and cost issues and implement corrective actions as needed.
Ensure projects are delivered according to approved plans, quality standards, and financial objectives.
Prepare regular project status reports and management updates.
Project Launch and Turnover
Support project launch activities in coordination with Sales and Marketing teams.
Ensure project readiness for commercial launch and market introduction.
Oversee project turnover activities and coordinate with relevant departments to ensure smooth handover.
Monitor project close-out activities and resolution of outstanding issues.
Stakeholder and Team Management
Manage relationships with landowners, brokers, consultants, contractors, government agencies, and business partners.
Lead cross-functional project teams and facilitate collaboration among internal stakeholders.
Present project updates, acquisition opportunities, and development plans to senior management.
Mentor and guide junior project development personnel when applicable.
Qualifications:
Bachelor's Degree in Civil Engineering, Architecture, Urban Planning, Real Estate Management, Business Administration, Economics, or related field.
At least 5-8 years of experience in real estate development, land acquisition, project development, investment analysis, or related functions.
Proven experience in land acquisition, property evaluation, and feasibility studies.
Strong understanding of real estate development processes, project planning, and regulatory requirements.
Experience managing projects from acquisition through implementation and turnover.
Strong financial analysis and project evaluation skills.
Excellent negotiation, stakeholder management, and communication skills.
Willing to work onsite in Makati City and travel for site visits as required.
Preferred Experience:
Experience with residential, mixed-use, commercial, township, or industrial developments.
Familiarity with land titling, due diligence, zoning regulations, and property transactions.
Exposure to project financial modeling and investment evaluation.
Strong network within the real estate, brokerage, and property development sectors.
