About the Role
AHCY LTD is looking for a hands-on and experienced Luxury Residential Project Manager to take full ownership of new and ongoing luxury constructions and landscaping projects on behalf of a private principal based in Cyprus.
This is a client-side role. You are the principal’s eyes, voice, and decision-maker on the ground. You will not be working for a developer or a construction company – you represent the owner’s interests at every stage: driving progress, managing contractors, controlling costs, and ensuring the finished product meets the highest standards of luxury constructions.
This role requires someone who has been on construction sites, understands architectural drawings, knows how high-end residential projects are built, and is comfortable holding contractors fully accountable. It is not a desk-only role or a passive oversight position.
What You’ll Do:
As a Luxury Residential Project Manager, you will be responsible for the end-to-end delivery of new and ongoing luxury residential construction projects and their associated landscaping and grounds. Specifically, you will:
- Serve as the principal's on-site representative across all projects, attending site meetings and maintaining daily visibility on construction progress
- Manage projects from inception through to completion — including scoping, planning, contractor procurement, execution, and handover
- Review architectural, structural, and MEP drawings against works in progress and ensure construction matches approved specifications at all times
- Coordinate and actively manage main contractors, subcontractors, architects, MEP consultants, and ETEK-registered professionals across all active projects
- Track programme, budget, and variations rigorously — challenge unjustified variation orders and ensure all changes are approved in writing before execution
- Maintain live snagging lists per project and drive defect resolution through to full closure
- Liaise with municipal authorities, planning departments, the District Office, EAC, and water boards on permits, inspections, and approvals
- Oversee the full landscaping scope across projects including hardscaping, irrigation, planting, lighting, and water features
- Source, negotiate with, and manage landscape contractors, nurseries, and irrigation specialists
- Build and maintain a vetted panel of contractors and suppliers; obtain a minimum of three competitive quotes for any spend above agreed thresholds
- Verify invoices against delivered work and escalate non-performance without hesitation
- Provide weekly written progress reports to the principal covering construction status across all projects, open issues, and decisions required
- Maintain live budget trackers showing committed, spent, and forecast costs for each project at all times
What we are looking for
We are looking for someone who has been on construction sites, knows how high-end residential projects are built, and is comfortable managing multiple projects simultaneously while holding contractors fully accountable. The right person for this role is site-present and proactive — not reactive, not office-based, and not a passive supervisor.
- You have an architectural background and genuinely understand design intent — you can read drawings and engage meaningfully with architects and consultants
- You are comfortable picking up projects mid-stream as well as leading new ones from the ground up
- You are a confident negotiator who challenges contractors, rejects inflated quotations, and does not accept poor workmanship
- You are highly organised, calm under pressure, and bring solutions rather than just reports
- You are discreet and trustworthy — these are a private principal's personal residences and confidentiality is paramount
- You hold yourself and your suppliers to high standards and do not tolerate underperformance
Qualifications & Experience
Essential
- 3–5 years of hands-on experience in luxury residential or high-end villa construction, in a project management, site management, or client-side representative role
- Background in architecture or architectural project management — this is a non-negotiable requirement
- Proven track record of managing construction projects from an active, on-site role — not a passive or office-based position
- Experience managing multiple projects simultaneously at different stages of delivery
- Familiarity with the Cyprus construction sector: contractors, regulatory framework, ETEK, planning permissions, and utility connections
- Strong written and spoken English; working Greek is a strong advantage
- Comfortable with budget tracking, scheduling, and project management tools
- Valid Cyprus driving licence
Desirable
- Formal qualification in Architecture, Interior Architecture, or Architectural Project Management
- Experience working directly for a private principal on personal residential projects
- Knowledge of luxury finishes, premium materials, and high-specification fit-out standards
- Experience managing landscape or garden design contractors
Working Schedule:
Monday to Friday: 09:00 – 17:00
