Marketing Manager – Sunroad Asset Management, Inc.

Job Summary:
The Marketing Manager for Sunroad Asset Management plays a strategic and hands-on role in developing and executing marketing initiatives across a diverse portfolio of assets. This includes real estate properties, commercial developments, and affiliated business units. The individual will oversee brand development, digital marketing, communications, advertising, and event planning to drive visibility, engagement, and revenue growth. This position requires a strong mix of strategic thinking, creativity, and project management expertise.

Essential Functions:

  • Develop and implement integrated marketing strategies to support leasing, sales, and branding goals across all assets.
  • Drive brand development and ensure consistency across websites, signage, presentations, brochures, and all public-facing materials.
  • Oversee the creation, scheduling, and execution of digital campaigns including email marketing, paid search, display ads, and social media.
  • Manage and optimize property and brand websites, ensuring content accuracy, SEO compliance, and alignment with marketing objectives.
  • Partner with leasing and property management teams to identify target audiences and develop marketing plans that support occupancy goals.
  • Create property-specific marketing plans, promotional calendars, and marketing toolkits to support on-site teams.
  • Coordinate photography, videography, drone footage, and virtual tours to enhance asset visibility and online presence.
  • Collaborate with third-party vendors including advertising agencies, graphic designers, PR firms, and signage vendors to produce marketing deliverables.
  • Monitor and report on marketing campaign performance using tools like Google Analytics, CRM systems, and property management platforms.
  • Research competitive properties, market conditions, and demographic trends to guide strategy.
  • Write, edit, and proof marketing copy for a variety of channels including digital platforms, press releases, newsletters, and internal communications.
  • Plan and execute events such as groundbreakings, open houses, tenant engagement activities, and community sponsorships.
  • Track marketing budgets, process invoices, and maintain expense reports in coordination with accounting.
  • Ensure all marketing materials are compliant with legal, brand, and regulatory standards.
  • Develop internal presentations, reporting dashboards, and materials for leadership meetings.
  • Serve as the primary point of contact for marketing-related inquiries from internal stakeholders and external partners.
  • Maintain satisfactory attendance.
  • Perform other related duties as assigned.

Qualifications:

Minimum Qualifications:

  • 4–6 years of marketing experience, ideally in asset management, real estate, commercial property, or multi-unit businesses.
  • Skilled in digital marketing tools like Google Ads, Google Analytics, Meta Business Suite, email platforms (e.g., Mailchimp), and website CMS (e.g., WordPress).
  • Knowledge of CRM and marketing automation systems.
  • Strong written and verbal communication skills, able to tailor messages for different audiences.
  • Good organizational skills to handle multiple projects and deadlines.
  • Ability to analyze marketing data and make informed recommendations.
  • Experience collaborating with teams, executives, vendors, and partners.
  • Ability to lift up to 15 pounds.
  • Ability to perform all essential functions of the job description.

Preferred Qualifications

  • Bachelor’s degree in Marketing, Communications, Business Administration, or a related field.
  • Working knowledge of design tools such as Adobe Creative Suite (InDesign, Illustrator, Photoshop).
  • Proven track record of managing successful multi-channel marketing campaigns with measurable ROI.
  • Strong graphic design or content creation skills, including video production and editing.
  • Experience with marketing analytics platforms such as Tableau, Power BI, or similar tools.
  • Knowledge of legal and regulatory compliance related to asset marketing and advertising.
  • Familiarity with project management software (e.g., Asana, Trello, Monday.com).
  • Ability to work independently with minimal supervision and lead cross-functional teams.

Strong interpersonal skills with experience in vendor negotiation and management.
